Qualifying to Rent an Apartment

The 40x Rule
Earn 40 times the monthly rent in annual income. For a $3,000 apartment, you need an annual income of $120,000.

Required Documents for W-2 Employees:

  • Two recent bank statements

  • Two recent paystubs

  • Employment letter/offer letter

  • Photo ID

Required Documents for Self-Employed Individuals:

  • Two bank statements

  • Two recent tax returns

  • CPA letter confirming income

  • Photo ID

Using a Guarantor
Guarantors must earn 80 times the monthly rent. For a $3,000 apartment, they need an annual income of $240,000.
